Recently Completed Projects - Kate Bordogna 4. Boulevard and Circle Tree trimming (23 Crabapples, 5 others on circle); Tree removal and Grinding of stumps (6 dying/dead Spruce trees) 5. Upcoming Projects - Boulevard and Circle Tree Testing and Spraying 6. Grass Leveling and Seeding on Boulevard (damaged by tree work) 7. Grub Treatment and Fertilizing on Boulevard and Circle 8. Some Tree planting on Boulevard (especially around Electrical Box and pole in front of 2936 Shorewood Blvd.) 9. Sprinkler System - possible upgrades and Rain Sensors added 10. Tree trimming at Tennis Court - fence being ruined and area looking unkept (Permission granted from DNR, Steve Lott, Environmental Quality Analyst, Water Quality Division) 11. Tree and Bush trimming, Spring and Fall, at entrance, including north and south in front of brick walls, and entire Boulevard 12. Continue Street Light repair - would be great to have all match, but upgrade is too expensive (We will repair, if possible, lights with broken interior glass bulbs first.) 13. Shed Outbuilding Rules and Regulations - Board voted and mailed to all residents - effective 9/5/2023 Budget 2024 - Kate Bordogna Currently we have $8,290 in the Reserve Fund and $33,305 in the Operating Fund Decisions about Contracts and Projects will be made on the basis of Fiscal Responsibility Current budget for 2024 is projected to be $40,275 - about $3,000 more than we project to take in from Resident Annual Dues (That does not cover everything that should be done!) At our Annual Phase 1 meeting on April 2,2024 we (the Board) explained and discussed the importance of residents paying their Annual Dues. This is our only way of funding necessary projects, repair of aging lights, sprinkler system, playground, etc, and ongoing maintenance, including lawn and tree care. In addition, we have legal and accounting costs that our Dues must cover. The obligation to pay dues is required by our Shorewood Forrest Phase 1 ByLaws and was agreed to by each homeowner at the time of sale. Article 2 Sections 4 through 10. Several residents have not been paying their Annual Dues, thus placing an undue financial burden on all other residents. This will no longer be allowed (it really was never allowed, but several residents non-payment fell through the cracks). Effective immediately, interest and fines - as detailed in the Bylaws Article XI Section 1 (d) - will be charged for payments in default for 10 days or more. Liens will be levied on any residence in default for 6 months or more - that means they would not have paid for two quarters. Continued delinquencies after a lien will result in foreclosure being pursued. All legal and court fees are the responsibility of the resident in default. These are required actions that no Board Director wants to take. We, as Board Members, are required by Michigan Condominium rules to enforce registered Condominium Bylaws. It is our sincere hope that no fines, interest payments, Liens, or Foreclosures are ever required of our neighbors. The Board of Directors April 21, 2024
